Showing the various costs of selling a house is very important for the seller to see and know. Too often, they think they are being “ripped-off” because they are not getting their lofty asking price not knowing these costs.

Finally someone gets it! I know what I would say to anyone who wants to buy my house, and then says what’s the lowest you’ll take? I would show them the door or raise my asking price for the insult! I am not stupid and I do not expect my sellers to be stupid. To say that to a distressed buyer is like a kick in the face.
Thank you for giving me a usable negotiation method, that allows both parties to be respectful. Not to mention a viable script of steps to actually show sellers what it will actually cost to sell their home. This is by far the most realistic and usable method I have seen. Thank you Marko!!!!

I found your buy for less very inspiring. I’m new to RE investing. I’m currently a nurse, whom is fed up with the small paycheck I receive every other Friday. I want more money quicker, but motivated to do the work. No credit, no money saved. I feel so defeated but thanks for giving me some hope. That is an awesome way to negotiate. You are right….negotiate the small number!
The buy for less is the most informative training I’ve ever received. This changes everything when talking to the seller. My confidence level just went through the roof. This strategy teaches you how to deal with the seller and get the deal, any deal without insulting the seller.

Again, you’ve struck a point that’s near and dear to my heart. I’m too old to re-hab. not looking to flip and because of my age, can’t wait for 10 to 20 years to develop an equity in property that I might purchase. As I mentioned before, I’m interested in Multi-Family property.

My obvious question is will this process work with REO’s? 99% of the houses I am dealing with are bank owned, several are owned by utilities!
How do I deal with them? Also, can you do this over the phone?
You must have a contingency on the time that you hold the property?
I will call you…I think it will be easier!

Marko,That was indeed the best logical presentation I have heard since I have been doing Real Estate.It make the concept of “keep it simple”.And because it was done with the Seller’s participation it makes the closing so much smoother.

P.-E.-N. When you put all together it’s a lot simpler. A great way to communicate. Keeps everything up front and eazy to understand. I want to create away to be remembered by seller. This helps to build a willing effort on both party’s. Like you said, talking about how we can get the seller, to see we work to get them as much as a R.E. agent. Or as close.

I like your Tips. keep them coming. I’m a newbe for 2 yrs. now. I did my first deal in Nov. 2011 and closed in Jan.2012 Netted out $16,000.00 what a pay day.
This approach is a lot more professional because it enables both parties to use real numbers to justify their position.
This advice is Golden!! I know for a fact that not many investors know this!!

Marko You are the best educator. I have gone with most of the guru’s that just take your money and no substance. I have paid over at least 12K and left me with no money in my hip pocket.
I feel safe with your methods. I have done deals in KCMO out of State and got ripped off by contractors who cut and ran getting screwed in the process. Some of these gurus in Florida would leave the seminars and not finish the events and that is the last time that I would never go through again.
The tips in this video have given me more confidence to be a better negotiater.

Your presentation of the costs involved in selling with a realtor are really good. It reminds us all that what you think you will profit
with a sale is not always true. The expenses sure ate up that $50,000 – in reality, this is kind of sad. Great input!

Love the system. I WAS using exactly what the gurus said to use. That might work in a buyers market but I am in a sellers market in Orlando, Florida. I know I lost deals approaching sellers that way. Marko’s method will work in any market.
